Living in El Higuerón: Area Guide and New Developments 2026
El Higuerón has changed more in the last ten years than almost any other corner of the Costa del Sol. What was an empty hillside between Fuengirola and Benalmádena is now a complete residential area, with a five-star resort, a sports club, a beach within a few minutes and the train to Málaga at the bottom of the hill. It is also where a large share of the new-build homes around Fuengirola are being built.
This guide explains what El Higuerón is like to live in, how it connects to the rest of the coast, and which new developments are on sale there right now, with prices and availability taken from each developer’s price list in September 2026.
Where El Higuerón is
El Higuerón sits on the hills on the eastern edge of Fuengirola, right on the border with Benalmádena. The area rises from the coast at Carvajal, and most homes are built on terraces that follow the slope, so the living rooms and terraces face south towards the sea. The best-known part of the hillside is Las Lomas del Higuerón, a group of residential phases built one after another over the last few years, with Torreblanca del Sol on its western side.
The views are the main reason people choose it: from most of the hillside you look over the Mediterranean, the Fuengirola coastline. The other reason is that it is quiet. It is a residential area, not a tourist strip, but everything you need is five minutes away.
Getting around
- Málaga airport: about 15 minutes by car along the A-7/AP-7.
- Train: Carvajal station, at the foot of the hill, is on the Cercanías C1 line that runs along the coast to Málaga airport and Málaga city centre.
- Beach: Carvajal beach and the Fuengirola promenade are a few minutes away by car, and there are walking and cycling paths along the seafront.
- Fuengirola centre: around 5 minutes by car. Benalmádena: about 10 minutes.
- Marbella: around 20 to 25 minutes along the motorway.
For buyers who will live here all year, or rent out, this is a real advantage over areas further west: the airport, the train and a full town are all within a quarter of an hour.
Living in El Higuerón
The centre of life on the hillside is the Higuerón resort, with the five-star Higuerón Hotel Málaga, part of Hilton’s Curio Collection. Around it there is a large sports club with padel and tennis courts, a gym with classes, indoor and outdoor pools and a spa, plus several restaurants, a rooftop bar and a beach club on the coast. Residents of the area can join the club.
Day-to-day needs are close by as well: supermarkets, cafés, a pharmacy and other services are on the hillside or a few minutes down the road in Carvajal and Fuengirola, where there are also schools, health centres and the Miramar shopping centre. Golf lovers have several courses within a short drive, from Torrequebrada in Benalmádena to the courses of Mijas.
The result is a place that works both for full-time residents and for second-home owners: new homes, sea views and resort-style services, without the traffic and the crowds of the seafront.
New developments in El Higuerón: side by side
There are currently eleven new-build projects on sale on the El Higuerón hillside, from completed apartments you can move into straight away to villas that are still off-plan.

Ready to move in
Five developments on the hillside are already finished, which means no waiting and no construction risk: you can visit the actual home, check the views from the terrace and sign the deed straight away.
Lomas 5 is the largest: 214 homes in eleven low-rise buildings, with two parking spaces per home and several pools in the gardens. Thirty-eight homes are left, from 499,000 € for a two-bedroom apartment up to three-bedroom Sky Villas with terraces of almost 100 m².
Lomas 2 has its last eleven homes, all with three bedrooms: apartments from 473,000 €, Garden Villas with gardens of up to 270 m², and top-floor Sky Villas of around 150 m² with a 67 m² terrace facing the sea.
Lomas 3 and Horizon 36 are two smaller phases of 30 and 36 homes. What is left in both is mostly Sky Villas with a private solarium on the roof, from 599,000 €; at Lomas 3 every solarium has its own jacuzzi.
The Kos is the premium option among the completed projects: 36 Sky Villas with three or four bedrooms, private pools and solariums, from 1,030,000 €.
Under construction and off-plan
Buying off-plan means paying in stages during construction and choosing from the full range of homes, often at a lower price than once the building is finished.
Lomas Unique is the development with the most choice right now: 198 homes in two phases, 90 still available from 495,000 €. It has infinity pools, a spa with sauna and Turkish bath, a gym, a residents’ lounge and a co-working space, and many homes have a jacuzzi on the terrace.
Evoque Residences is the most affordable entry point on the hillside, from 449,000 €, with 203 apartments and Sky Villas around resort-style communal areas including pools, a spa, a gym, a sauna and a hammam.
For buyers who want a house rather than an apartment, Korall Residences offers 28 three-bedroom Sky Villas on two levels with a private garden and space for an optional pool, from 810,000 €. Veridian has 40 three-bedroom semi-detached homes built with a low-energy industrialised system, from 797,000 €, and KALA Residences 52 contemporary townhouses with garage and private garden, from 995,000 €.
At the top of the range, Villas Bellagio is a single five-bedroom detached villa on four levels, with a wellness floor, a pool and a rooftop solarium facing the Mediterranean, at 3,200,000 €.
What to know before buying
- Taxes: new-build homes pay 10% VAT on the price, plus stamp duty (AJD) on the deed. Resale homes pay transfer tax (ITP) instead.
- Key-ready or off-plan: completed homes let you see exactly what you buy and move in straight away; off-plan homes spread the payments over the construction period and usually offer more choice of floor and orientation. Payments made during construction are protected by a bank guarantee.
- Views depend on the floor: on a hillside, a higher floor or a higher block can make a big difference to the sea view, and the price usually reflects it. Ask for the exact position of the home on the site plan.
