Sotogrande

Sotogrande is not really part of the Costa del Sol. It sits across the provincial line in Cadiz, it was master-planned in the 1960s as a private residential estate, and it has stayed deliberately low-density ever since. There is no resort strip and no nightlife economy. What there is: Valderrama and three other golf courses, one of the largest marinas in southern Spain, a polo season that runs through August, and Sotogrande International School – which is why a meaningful share of owners here live in the house full time.

Where the new developments are

• La Reserva – the elevated northern sector and where most current construction is. Villas and low-density apartment schemes, with the beach club and golf.
• Sotogrande Costa and the marina – the original estate near the water. Mature, established, and mostly resale rather than new build.
• Sotogrande Alto – around the golf courses, larger plots, quieter, popular with families tied to the school.

Being straight about the selection

We hold only a handful of Sotogrande developments. This is a small, slow, relationship-driven market where a large share of what changes hands never appears on a portal at all. Delivery and due diligence

Off-plan here follows the usual structure – reservation fee, staged instalments, balance on completion. At Sotogrande price levels the specification is where the arguments happen: get what is contractually included in the finish in writing, alongside the deposit guarantee and licence status.
