Malaga is the one market in this province that is not driven by holiday buyers. The city has spent fifteen years turning itself from an airport you passed through into a place people move to: the Soho and Pompidou regeneration, a tech sector that has pulled in international employers, and a rental market fed by residents rather than by season. New construction here competes for the same buyers as any European city, and it behaves accordingly.
Where the new developments are
- Malaga city – apartments in and around the centre, Soho and the western districts. Bought for year-round use and for long-term rental, not for August.
- Rincón de la Victoria – the coast immediately east of the city. Beachfront, family-oriented, and increasingly where city buyers go for space.
- Vélez-Málaga and Torre del Mar – further east on the Axarquia coast, the lowest entry prices in the province for beachside new build.
Why Malaga behaves differently
On the western coast, demand peaks in summer and a large share of stock sits empty for months. In Malaga the tenant is a resident, the demand is twelve months a year, and the yields are steadier even if the headline prices are lower. If you are buying for income rather than for use, the arithmetic here is worth running before you look at Marbella.
Delivery and payment structure
Projects on this page complete between 2027 and 2028. The off-plan structure is the same as on the coast – reservation fee, staged instalments, balance on completion – and so are the checks: deposit guarantee, licence status, and what the developer has already delivered.
