Mijas is three places under one name, and confusing them is the most common mistake buyers make here. Mijas Pueblo is the white village up in the hills, Mijas Costa is the fourteen kilometres of coastline between Fuengirola and Marbella, and Las Lagunas is the dense residential area inland behind Fuengirola. They have different prices, different buyers and different reasons to be there.
Where the new developments are
La Cala de Mijas – the coastal town at the centre of Mijas Costa. Still a real village, with the golf resort behind it, and the part of the municipality that has grown most.
Calanova and Riviera del Sol – golf-side developments with sea views, well served by the coast road.
Las Lagunas – inland, urban, and where the entry point into new build in this whole area sits. Bought for value and year-round living, not for views.
Mijas Pueblo – very limited new construction. The village is protected and building there is rare.

Why Mijas
Mijas Costa is the middle ground on this coast: closer to Malaga and the airport than Estepona, cheaper per square metre than Marbella, and with a genuine year-round population rather than a season. It suits buyers who intend to use the property regularly, and it has a deeper long-term rental market than the resort municipalities either side.
Delivery and payment structure
Most projects listed here complete between 2027 and 2028. That means an off-plan purchase on a staged schedule: reservation fee, instalments during construction, balance on completion. Check the deposit guarantee, the licence status and how the developer handled earlier phases before you look at anything else.
