Estepona

Estepona is where most of the new construction on this stretch of coast is actually happening. Marbella has run short of buildable land and prices there reflect it; Estepona still has plots, a town hall that has spent a decade regenerating the old quarter, and a coastline that runs from the port all the way east to the boundary with Marbella. That is why our Estepona catalogue is the largest we hold anywhere.

Where the new developments are

• New Golden Mile – the strip between Estepona and Puerto Banús, taking in Cancelada, El Paraiso and Atalaya. Marbella access without Marbella pricing, and the densest concentration of new schemes.
• Estepona town and the port – walkable, genuinely lived-in year round, with the regenerated old town and the marina. Apartments rather than villas.
• Estepona west and Selwo – elevated plots with open sea views towards Gibraltar and Africa, quieter and better value per square metre.
• Seghers and Playa del Angel – beachside, low density, limited stock and it moves quickly.

Why buyers choose Estepona over Marbella

The two markets are twenty minutes apart and behave very differently. Estepona sells on space, on the town itself and on price per square metre. Marbella sells on address. If you want a beachside three-bedroom apartment for what a two-bedroom costs in Nueva Andalucia, this is where you look – and the rental market here has grown steadily rather than spiking, which matters if you are buying to let.

Delivery and payment structure

Most projects on this page complete between 2027 and 2028. Buying at this stage is an off-plan purchase: a reservation fee, instalments across the construction period and the balance on completion, with your money committed to a developer for two to three years. The deposit guarantee, the licence status and the developer’s record on earlier phases matter more than the renders do.
