Benahavis is the inland municipality wedged between Marbella, Estepona and the mountains, and it holds a disproportionate share of the most expensive residential real estate on the Costa del Sol. The village itself has fewer than eight thousand residents and a reputation as the dining room of the coast; the value sits in the gated estates on the hillsides below it, where plot sizes and privacy are things Marbella can no longer offer.
Where the new developments are
- La Quinta – golf and sea views above San Pedro, the most accessible part of Benahavis and the closest to the coast road.
- La Zagaleta and El Madroñal – the gated estates. Very large plots, private security, almost entirely villas, and stock that rarely reaches open listings.
- Los Flamingos and Monte Halcones – resort-adjacent, panoramic, a mix of branded villas and low-density apartment schemes.
- Benahavis village – limited new build, mostly small-scale, bought by people who want the pueblo rather than the coast.
What this market actually is
Benahavis is a villa and low-density market. If you are looking for a beachfront apartment this is the wrong municipality – you are ten to twenty minutes inland, up a hill, and that is the point. Buyers here are trading sea access for space, views and privacy, and they tend to be second-home owners rather than investors: the rental yields are lower than in Nueva Andalucia, and the holding costs on a large plot are not trivial.
Delivery and due diligence
Most schemes on this page complete between 2027 and 2029. On villa projects at this level the checks matter more than anywhere else: the licence of first occupation, the deposit guarantee, what is contractually included in the finish, and the developer’s record on previous phases. A render is not a specification.
