Casares is the municipality that splits most clearly in two. The village is one of the best known white pueblos in Andalusia, stacked up a hillside twenty minutes inland. Casares Costa is the coastal strip below it, between Estepona and Manilva, and that is where essentially all the new construction is. It also contains Finca Cortesin, which is a market of its own.
Where the new developments are
- Casares Costa – beachside and low-rise, between the Estepona boundary and Sabinillas. Quiet, open, and priced well below Estepona for comparable proximity to the sea.
- Casares Golf and the inland valleys – golf-side apartments and townhouses with mountain and sea views, generally the best value in the municipality.
- Finca Cortesin – the resort estate, hotel-serviced branded residences and villas. A separate market entirely, and priced accordingly.
- Casares village – almost no new build. Protected pueblo, restoration rather than construction.
What buyers get here
Casares Costa is for people who want the coast without the density. There is no marina, no nightlife strip and no resort town; there is a lot of undeveloped land, and building here is slower and lower than further east. That is either the attraction or the reason to look elsewhere, and it is worth being honest with yourself about which before viewing.
Delivery and payment structure
Most schemes here complete between 2027 and 2028. Off-plan means a reservation fee, instalments during construction and the balance on completion. Check the deposit guarantee and the licence status, and ask what the developer has already delivered in the area.
