New Developments in Marbella

Marbella is not one market but several, and the difference between them is far larger than the difference between Marbella and the towns either side of it. A new-build apartment in Marbella West and a branded villa on the Golden Mile are separated by an order of magnitude in price and by completely different buyer profiles. This page lists the new developments we currently work with across all of them.

Where the new developments are

• Golden Mile and Nagüeles – the branded residences belt. Armani, Dolce&Gabbana and similar schemes, sold on the brand and the address as much as on the square metres.
• Nueva Andalucía – the Golf Valley behind Puerto Banús. Apartments and townhouses beside Las Brisas, Los Naranjos and Aloha; the strongest rental market in Marbella.
• Marbella East – Las Chapas, Elviria, Río Real. Beachside and low-density, better value per square metre than the western side.
• Marbella West and San Pedro – where genuinely mid-market new build still exists, and where most first purchases in Marbella happen.

Buying off-plan in Marbella

Most projects on this page complete between 2027 and 2029. Off-plan means a reservation fee, staged payments through construction and the balance on completion – and it means your money sits with a developer for two to three years. That is why the checks matter more than the brochure: bank guarantee on the deposit, licence status, and the developer’s record on previous phases.
