Vanian Gardens is a gated, resort-style complex on Estepona’s New Golden Mile, beside the Selwo nature park and between Estepona and San Pedro de Alcántara. It is being built in five phases for a total of 296 homes. The first three phases are sold out, and the current release covers Phase IV (48 homes) and Phase V (35 homes), both under construction. 27 homes are still available – 8 in Phase IV and 19 in Phase V – with 1, 2 or 3 bedrooms and prices from 359,000 € + VAT, garage space and storage room included.

Homes designed around light and views

The homes are set in low-rise blocks of ground plus two floors, with built areas from 88 m² to 148 m². Ground floor homes open onto a covered porch and a private garden, upper floors have terraces of 18 to 35 m², and the penthouses add a private solarium that takes outdoor space to 138 – 155 m², with views over the coast. Every home comes with a garage space and a storage room included in the price.

Floors are porcelain stoneware throughout, interior doors and built-in wardrobes are lacquered in white, and the entrance door is armoured. Kitchens are delivered furnished, with induction hob, electric oven, extractor hood, integrated dishwasher, fridge and washing machine. Bathrooms have thermostatic shower columns, resin shower trays and vanity units. Comfort comes from ducted air conditioning for heating and cooling, an aerothermal heat pump for hot water, thermal-break aluminium windows with double glazing and motorised blinds in the bedrooms. Every terrace has lighting, a power socket, a TV point and a water tap, and the garages are pre-installed for electric vehicle charging.

Beaches, golf courses such as La Resina Golf & Country Club, supermarkets, schools and pharmacies are all within a short drive.

Construction and delivery

Both phases are under construction. Phase IV, with 48 homes in three blocks, is scheduled for completion in the first quarter of 2027. Phase V, with 35 homes in three blocks, started works in 2025, and the developer has not yet published its delivery date. The homes have a provisional A energy rating.
