Elysium Bayside is a mixed-use development on Bayside Road in Gibraltar, between the historic town centre and Marina Bay, on the former site of the Bayside and St Anne’s schools. It is built by TNG Global Realty to a design by the Italian practice Cino Zucchi Architetti, and it is laid out as six residential blocks — Arcadia, Horizon, Celeste, Harmony, Utopia and Luminara — around a public piazza, with 42,581 m² of residential space plus offices and retail. The scheme is under construction: the groundbreaking took place in March 2026.
The residential mix runs from studios to three bedroom apartments. Homes are measured as net saleable area, the internal floor area plus the terrace, and they range from about 42 m² for a studio to 197 m² for the largest three bedroom. One bedroom apartments are 59 to 79 m² internally with terraces from 11.89 m², two bedrooms are 78 to 119 m² internally with terraces up to 91 m², and three bedrooms are 115 to 142 m² internally with terraces from 28 m². A number of units are corner or top floor layouts with much deeper terraces, which is where the outdoor space jumps above 50 m².
The apartments are designed around high ceilings, full height glazing and ensuite bedrooms, with second and third bedrooms sized to work as a study or a guest room. Views are sold by orientation rather than by floor: the price lists label each unit by outlook — Bayside Road, One Bayside, Piazza, Airport, West, South and sea view — and the price moves with it.
The building itself is designed to nearly net-zero principles, with passive design, natural ventilation, photovoltaic panels and heat pumps, and the curved balconies are planted, so the facades read as terraces of greenery rather than as a slab.


The site sits on Bayside Road, with St Anne’s Road behind it, in the Glacis and Laguna part of Gibraltar. It is a few minutes on foot from Ocean Village and Marina Bay, from Main Street and Casemates Square, and from the harbour restaurants.
Everyday services are on the doorstep: Westside School, St Anne’s Upper Primary, Notre Dame First School and Bayside School are all in the immediate area, along with GHA and Gibmed International Hospital, the Eroski centre and Victoria Stadium. The airport and the Spanish border are a short walk away, which puts the Costa del Sol and Sotogrande within easy driving distance.
