Manilva is the last municipality on the Malaga side of the coast before you cross into Cadiz province, and it is where new build on the Costa del Sol is at its most affordable. Sabinillas is the working town, Puerto de la Duquesa is the marina, and between them sits a coastline that has been developed far less intensively than anything east of Estepona. Gibraltar is twenty-five minutes away, which shapes both the rental market and who buys here.
Where the new developments are
- Puerto de la Duquesa – the marina and the apartments around it. Restaurants, berths and the most established rental demand in the municipality.
- San Luis de Sabinillas – beachfront and town living, a real Spanish town rather than a resort, with the longest promenade in the area.
- Manilva village and the hills – inland and elevated, vineyards, sea views towards Gibraltar and Africa, and the lowest price per square metre on the coast.
Being straight about the selection
